Shortly after planning started on the full renovation of a four-story West Harlem brownstone, the owner was offered a position to relocate to Kansas. It was decided to continue working on the renovation as an investment property for a one family rental and a later sale in a few years. The renovation was designed using a modern approach in a classic 1920s home. Structural deficiencies in the existing joists required a gut renovation of the entire space; new supporting beams, interior walls, and roof were installed. The layout was reconfigured to include a private entry grandparent’s suite on the ground level and an owner’s triplex on the top three floors. A large eat-in kitchen with pantry, open living/dining room, and powder room were designed on the parlor floor. The pantry’s roof was converted to a roof deck for the floor above. The master suite, which includes walk-in closets, laundry room, study, and deck access, were designed on the third floor. Two children bedrooms and a laundry chute are located on the fourth floor. Larger bathrooms were reconfigured on each floor. The ground level suite includes a guest bedroom, guest bathroom, family room, kitchenette, and direct access to the backyard. The renovation created an open and modern home with the warmth of a classic townhouse.
